This project, completed in 2018, is for a three tower composition holding a key ‘Gateway’ position within the city’s master plan, for the emerging Xihu district of Hangzhou. The development program consists of three towers sitting on a 19,600 sq m (210972 sq ft) podium of retail above and below grade. The 55 storeys central main tower is 310m (1017 ft) tall, has a floor-plate of 2000 sq m (21527 sq ft) and contains 146,900 sq m of commercial office space at a 77.5% efficiency. The two shorter towers of 158 m (518 ft) have floor plates of 1500 sq m (16145 sq ft. One tower contains 48,800 sq m (525278 sq ft) of SOHO type office space and the other 60,000 sq m tower contains the hotel and serviced apartments.
The genesis of the project was the challenge of maximizing light and views within and across the project as well as to improving the quality of the working and living environment. Advance modelling tools and analysis methods were deployed to ensure the location and form of each tower was optimized within the constraints of the site regarding adjacency’s to each other and within the context of the overall master plan to define a powerful visual composition and character.
This arrangement allows for the greatest distance between towers and maximizes view corridors and light exposure to the occupants. It also mitigates problems of wind turbulence associated with tower proximity, minimizes overshadowing and affords the deepest light penetration at the ground level and below. The composition of the three towers and their relationship is read as one harmonious unity. The towers transparent shaft rises from the ground plane and curves back to the top to form a crown.
This silhouette is reiterated in an expression of horizontal louvers beginning and marking the entrances. They rise up the entire length of the building and fan out over the crown of the building, protecting the building from the southern solar heat gain without impairing the views.
The main tall tower incorporates a windmill feature, adding to the development’s green credentials. In material and form each tower echoes its neighbor, allowing the group to be read as a single iconic expression across the city’s skyline.
